Campo Hills Homes for Sale

If you’re a first time buyer, or looking to buy a detached home in San Diego under $200,000- you know that the chances of finding a habitable home not needing a full make-over (important for FHA & VA loans) are slim. Most are fixers or not on the ‘best’ streets. Many get picked up by investors to flip or by buyers with larger down payments. A great alternative for many buyers looking in the East County has been a little further east- about 25 minutes from Alpine; the Campo Hills development.

This small subdivision was built in 2005 by KB Homes, which originally had plans to build 221 homes there, however after searching the tax records I believe KB may not have completed all 221 due to the market downturn, as they still own a few vacant lots in the neighborhood. All Campo Hills homes are single story with 4 different available floorplans, a community pool, gated RV/boat parking for residents, and low HOA fees. Homes originally sold in this neighborhood for $300k-$400k+, but as the market took a turn for the worst, KB slowed down the building and over the past few years many of the original owners have been short selling and foreclosing left and right.

I’ve sold 2 properties in Campo Hills over the past two years- 1 to a family member, and another to a first time buyer couple. Both sales were foreclosures and in the mid to higher $100k’s. All houses here came equipped w/2 car garages, tile roofs, fireplaces, backyard access from the master bedrooms, and high interior ceilings.

Campo Hills Floorplans:

1) 3bedrooms/2baths/1,432sqft~ Smallest Floorplan

2) 3bedrooms/2baths/1,628sqft~ offers a breakfast nook + formal dining area, master bedroom located away from other 2 bedrooms. Laundry room.

3) 4bedrooms/2baths/1,879sqft~ also offers a breakfast nook, but has a dining/living room combo.

4) 4bedrooms/2baths/1,966sqft~ only floorplan offering separate living room and an open kitchen/family room concept.

Occasionally I check the values and sales activity in the community out of curiosity, and they have typically held fairly steady around $150k and up. Just checked today- and so shocked at how much they’ve dropped and the increased number of homes Active(available) on the MLS right now. This is the lowest prices have ever been in this development, and doing the numbers, it’s a great time to invest in one of these properties. Currently, the lowest priced short sale is asking $99,000 for the floorplan #2 mentioned above, and the lowest priced foreclosure available is currently $121,500 for floorplan #1 mentioned above.
