Having grown up in Santee I’m familiar with the various neighborhoods of the community, and I’ve kept up with the new construction and subdivisions throughout the area over the years as it’s grown significantly in the last decade. One of my personal favorites has always been the Treviso condominium community which was built in 2005 near off of West Hills Parkway and Mission Gorge(the old Kmart site near Pure Flo)- by William Lyon Homes. I toured the models when they opened- several times- as I fell in love with the community, it’s central location(West side of Santee), and variety of floor plans offered in the development.

Last August I sold 26 Via Montisi which was a former model home of the builder’s- and also the largest of the 5 floor plans. During this time I truly learned all the ins and outs and comparisons of  Treviso versus the other new Santee communities for sale that were our competition, as I was in a competitive market with a seller that was up against several distressed properties and more than ever needed top dollar.
While all of the other new communities(Sky Ranch, River Walk, Morningside, etc), all have their individual advantages, Treviso truly has a great central location being seconds from the 52 freeway and 125. It’s private, has low HOA fees, each unit has it’s own trash bins(may not sound like a big deal but if you’re a homeowner would you rather walk to a community dumpster with your trash or use the trash bin in your garage?), and last but not least, beautiful well maintained and private property grounds.

I sold 26 Via Montisi for $355,000- which may be the highest sold in the complex since the down turn of the market. Come today nearly a year later and another unit, same floorplan just sold for slightly under mine, which shows what great value there is for the size and community. However surprisingly there are several units for sale of the smallest floorplan in the complex- 2bedroom/2bath/1,015 square feet offered $230k and below, with the lowest priced short sale unit asking $185,000. Do the math and these are great units to invest in right now- this is thus far, the lowest they’ve sold for so far in the Treviso. Truly a great opportunity- What better time than the present to buy at the lowest yet? Message me today for more info on floorplans and availability.
