What is a TwinHome?

“Twinhome – One of only two units attached by a single wall, façade, ceiling, roof or garage.”

I just listed this 3BR/2.5BA/1,553sqft twinhome for $399,000 in desirable, tucked away La Mesa Colony- on the South side of La Mesa, bordering the 94 freeway and Lemon Grove, yet minutes to La Mesa Village. The owner and I have been talking for some time now, and waiting for just the right time to put it on the market. We both anticipated high activity due to how well it showed; every time I went over I was impressed at his decor scheme, and the serene lush private backyard. La Mesa Colony is a small subdivision of single story homes that are attached on one side to another home, with low HOA fees, and the land is owned. In just less than a week on the market, we had ~15 showings within 3 days, received a great offer, and we are currently in escrow. One of Santee’s newest communities; Riverwalk is centrally located in the middle of Santee, with a walkable score of 51 out of 100; walking distance to the YMCA & Town Center Community Park/SportPlex across the street, the Town Center Shopping Center, and Rio Seco Elementary School. Riverwalk features detached single family homes, and the Rowhomes of Canopy Park. Built in 2007 by Standard Pacific homes, this community has remained desirable due to it’s centrality, low HOA fees, and community amenities (pool, playground, and park-like greenbelts).

I just sold 9917 Leavesly Trail in December 2013 for $420,000(See photos below). Many buyers are still interested in moving into the neighborhood, and the inventory of available homes on the market remains low.
